Commercial pest control is a different job from a one-off treatment at home. A factory, hotel kitchen, hospital ward or bank branch needs the work done on a schedule, documented every visit, and defensible when somebody audits it. That is what an Annual Maintenance Contract is for: planned visits, written reports, and a technician who knows your site rather than seeing it for the first time.
Universal Pest Control Service has run commercial contracts in Surat since 1998, for factories, hotels, hospitals, restaurants, banks, offices and food processing units.
What does a pest control AMC actually cover?
A commercial AMC covers scheduled treatment visits for an agreed set of pests, monitoring between those visits, and a written service report each time. Most Surat contracts cover cockroaches, rodents, flies and ants as standard, with termite, bird or fumigation work added where the site needs it.
The contract also settles the things that otherwise cause arguments later: how many visits a year, which areas are included, who attends if pests appear between scheduled visits, and exactly what reporting you receive. We put that in writing before any work starts, so you are not relying on what somebody said on a site visit.
Does my food business need pest control for FSSAI?
Yes. Schedule 4 of the FSSAI licensing regulations requires licensed food businesses to keep premises pest-proofed, to deal with infestations immediately, and to maintain records of the pesticides used along with dates and frequency. Pest control is a licence condition, and the records count as much as the treatment.
Most of that clause is about the building rather than the spraying: sealing holes and drains, meshing openings, storing food in pest-proof containers above the ground and away from walls, keeping birds and animals out of food areas. We cover the national enforcement data, the published specifications and the full record-keeping requirement in our FSSAI pest control compliance reference.
What pest control documents will an auditor ask for?
Typically a service agreement with your pest control agency, dated treatment reports for every visit, a log of the products used with dosage, a pest sighting register your own staff maintain, a bait station layout, and proof that the applicator is licensed. The AMC supplies the agency-side documents as standard.
The sighting register is the one businesses most often miss, because it belongs to your team rather than to us. We set it up with your staff at the start of the contract and check it on each visit. Auditors also read the premises itself, and if the paperwork and the kitchen disagree, the paperwork loses.
How often should a commercial kitchen or factory be treated?
FSSAI does not fix a frequency. It requires infestations to be handled immediately and the frequency to be recorded. In practice most Surat food units and hotels run monthly service with rodent stations checked every visit, while offices and bank branches are commonly quarterly. The site decides, not a rulebook.
You will see claims that monthly treatment is legally mandatory. It is not, and we would rather say so. Monthly is still the sensible choice for a working kitchen, because cockroach and fly populations rebuild quickly in Surat’s humidity and a gap in the record is exactly what an auditor circles.
Which pests cause the most commercial problems in Surat?
Cockroaches come first — વંદો, what most people call kaakroach — because they travel between drains and food contact surfaces. Then rodents, undar, which gnaw stock and packaging and leave the droppings auditors look for. After that come flies, ants, and stored-product insects in flour, rice and masala.
Each needs a different method. In a live kitchen, cockroaches are handled with targeted gel baiting rather than blanket spraying. Rodents need proofing, tamper-resistant stations and a numbered layout, which is how we run rodent control for commercial sites. For bulk grain, spices or packaged stock in a godown, the right answer may be fumigation, which carries its own legal permissions and is not work to hand to an unlicensed contractor. Where a building has a termite history, termite treatment is scoped separately.
What does a commercial AMC cost in Surat?
Cost depends on floor area, number of floors, the pest load found at the first survey, which treatments are included and how many visits a year. A small café and a multi-floor banquet kitchen are not comparable, so we quote after a site survey rather than over the phone.
We are not the cheapest agency in Surat and we do not try to be. The cheapest quotes usually cut the same three things: technician time on site, proofing work, and the quality of the documentation. Those are precisely the three things an audit examines. A contract that covers scheduled visits and proper reporting costs more at the start and less across the year.
How do we start?
It starts with a site survey. We walk the kitchen, stores, drains, waste area and loading points, identify where pests are getting in and where they are harbouring, then give you a written scope, schedule and price. Nothing is treated before you have seen that.
Our office is at 304, SNS Arista, Opp. Happy Home Residency, Near Safal Square, Udhna-Magdalla Road, Vesu, Surat 395007, so Udhna, Piplod, Athwa and the Magdalla belt are close by. To arrange a survey, call or WhatsApp +91 97243 11777, email support@universalpestcontrol.in, or use our contact page.
Frequently asked questions
Do you serve factories and food units?
Yes. We run contracts for factories, food processing units, cold storage, hotels, restaurants, caterers, hospitals, banks and offices across Surat and the surrounding industrial belt, including Sachin, Pandesara and Hazira.
Can you provide service reports for audits?
Yes. Every visit produces a dated service report listing the areas covered, the pests targeted, the products used with dosage, and the technician’s details. These are the agency-side records an FSSAI or third-party auditor expects to see.
What chemicals do you use in a food area?
Pesticides registered with the Central Insecticides Board & Registration Committee (CIB&RC), Government of India, under the Insecticides Act, 1968, applied at label dosage by trained technicians. In food areas we favour gel baits and targeted placement over general spraying, and every product used is recorded on your report.
Will treatment interrupt production or service hours?
Usually not. Gel baiting and station work are done around your operating hours without closing anything. Where a spray or fumigation is genuinely needed there is a re-entry interval that must be observed, and we schedule it for your off day or overnight. You are told the downtime before work begins.
Can you take over from our current pest control agency?
Yes. We open a fresh service file from the first visit and set up the sighting register and station layout with your team. We cannot certify work we did not carry out, so earlier periods stay with the previous agency’s records.
Do you cover sites outside Surat?
Yes. Alongside Surat we service commercial sites in Navsari, Bardoli, Bharuch, Ankleshwar, Valsad and Vapi under the same contract and reporting structure.
What will you not promise?
We will not tell you that any programme removes pests permanently. Commercial premises take deliveries, open shutters and share walls and drains with neighbours, so pressure never drops to zero. What a contract gives you is control, evidence, and somebody who comes back.
Businesses that handle food or stock should also read our sourced statistics on rat fever (leptospirosis) in Surat to understand why rodent exposure matters.
Frequently Asked Questions
Straight answers, no jargon.
What does a pest control AMC actually cover?
A scheduled programme rather than a call-out - agreed visit frequency, agreed treatment scope, agreed areas, plus the records. For most commercial premises that means monthly service in food handling and storage areas and quarterly elsewhere, with rodent stations mapped and monitored between visits.
What records do you provide for audits?
A signed service report for every visit, the treatment schedule, pesticide details with CIB and RC registration, technician records and a pest activity trend. If you tell us which standard you are being audited against, we format it to suit rather than handing you a generic sheet.
Can you work outside our operating hours?
Usually yes, and for a running production line or a restaurant it is often the only sensible option. Tell us your shutdown window when you call and we will schedule around it, including nights and weekends.
How is commercial pricing worked out?
On area, pest risk, visit frequency and how much documentation you need - not on a per-square-foot rate card. We inspect first, then quote in writing. We will also tell you if a lighter programme would do the job, because overselling a contract you do not need is how you lose a client in year two.
What happens if there is pest activity between scheduled visits?
You call us and we come. Response visits within the contract period are part of the programme, not a separate charge, and the cause goes into the report so the schedule can be adjusted rather than repeating the same visit forever.
